There is a huge problem with uninsurable property. California/Arizona/Oregon - wildfire risk. Texas/Florida/Louisiana - flooding.

Now, the fed gov't steps in and offers flood insurance. No ins. co. is going to insure a house built on river bottom land along the Brazos, Colorado, or Trinity Rivers. But the feds will. Result--> homeowners living in insurable places effectively subsidizing those who build houses where people shouldn't build houses.

Because of expectations (which motivated past decisions) all properties should only get one more flood insurance payout. After that, your gov't insurance ends for that property. You can live there if you want, but you'll be self-insured or paying enormous premiums to some specialty ins. co. or something. Take your $$$ and build your new home in a place where people should live.

I agree and have said this same thing for decades. If you build a house on a river that floods or on a beach in a hurricane zone and the insurance companies need to charge a higher premium or will not insure that's on you not them.

Either zone the extreme danger zone property so houses can't be built there or make sure there is personal accountability for building in the strike zone. Either way it's not the insurance company's fault.

I believe the same is true for Cali not managing the fire risk and causing insurance companies to not want to do business there.

People like to be comfortable with the status quo and do not like change. I believe even when their entire world is destroyed because in their mind what they believe in didn't cause it.
 
Hey SJ, enjoyed the post on civilization decline. It has always been my belief music is an indicator or more like a character mirror of one’s society and in my feeble mind I have felt over 70 years now a maturation and deterioration in our population and its music taste and production. Just my opinion.
