How's your new tax appraisal?

They work on a commission basis, taking 40% of any tax savings they generate. In your case, it may not be worth it to hire them, since you pretty much have irrefutable proof of the value of your home. In the years to follow, I'd consider them, because they have detailed MLS sales data as well as county appraisal information that a lay person can't get their hands on. Plus, they do all the work.
 
yeah, Horn Chick, you don't need to hire them in your case. Just follow the instructions on your appraisal letter and send in your HUD closing to TCAD.
 
i had a similar situation as HornChick.. Bought a house, two months later received the property tax appraisal in the mail and it was about 33% higher than what i paid for the house just two months earlier.

I protested, the guy i met with looked at it for 2 seconds and said OK. And they adjusted the appraisal down to what i bought the house for. It was pretty easy. I was expecting some big fight.

I don't protest regularly. I just felt like i had a pretty compelling, real life justifiable argument.

Those adjusters must like the abuse, i am sure they get tons of people that come in to protest, who have no case, but just want to ***** about having to pay taxes.

I definitely prefer paying paying taxes via property taxes than through a state income tax. So much less paperwork and hassle.
 
Well you can find the appraisal for every house in Travis COunty on line.The Link Plus you can find out what comparable houses in your neighborhood are asking for on AustinHomeSearch.com.. albeit, it doesn't list final sales price.
 
Harris County data is on line. It's not a huge problem. I've protested myself before, and won, but the HCAD people reflexively say no.

Fortunately (I guess), my property is appraised by Galveston County for my school tax. Those people will at least listen, and if they decide on a lower value, that's what I get.

I just don't have time to mess with it right now.
 
So sad thing for me is appraisal is just slightly above the amount where I bought the home two years ago, and well below what homes are selling for. So even with $96K in two years, do I have a prayer protesting?
 
Mine went up maybe 2-3% this year. Not terrible. Last year, though, it jumped by a huge percentage (something like 18-20%, maybe, I can't remember exactly) and I didn't challenge it. Overall, the annual tax burden has gone up a little over 10% since Dec. 2005, when I bought the house.
 
Yikes! Just got ours in the mail, and... ouch!

We have four houses on the East side, around Mueller. Here are the % increases in TCAD appraisal (ordered by proximity to Mueller): 33%, 34%, 16%, 26%. For a couple of these houses, TCAD now says they are worth more than what professional appraisers estimated in late 2007...

Think I'll fight them...
