SEMI-Higher-end Austin neighborhoods

My uncle sent me an email asking about neighborhoods in Austin. Since I have only been here a few years and am a young renter, I'm not too knowledgeable in this department. What are some of the "nicer" neighborhoods/areas of Austin? He currently lives north of San Francisco (Sausalito, maybe?), and I think he recently bought a one or two million dollar home. That being said, I would assume he's looking for upper 6 figure to lower 7 figure homes. He has been to Austin a few times to play golf at Barton Creek and said he likes that area--is BC the best location in Austin?

I realize these are fairly broad questions, but if anybody has any input about neighborhoods in this range I'd appreciate it!

edit - he clarified wanting to spend around 500k or so, so my estimate was a bit high.
 
depends what he wants -- tarrytown, enfield, pemberton heights, balcones, travis heights, parts of lake austin, west lynn area, parts of westlake and rollingwood are all nice and high six figures to low seven figures are easy to find.

west is really nice too -- davenport, barton creek and all sorts of other small communities off 360, 2222, out at the lake, etc.

the first category is closer to town the others closer to water and golf.

he should hire a high end realtor -- aveone, turnquist, amelia bullock, moreland, etc.
 
There are a lot of high-$ areas in Austin in which $1M to $2M could buy a nice home. Have him start just west of downtown, in the Pemberton/Enfield/Tarrytown areas. If he'll consider a short drive, then Barton Creek, Rob Roy, and other neighborhoods off Bee Caves Road (2244) might make sense. There are some fairly spectacular homes just a bit closer to downtown in Davenport as well as the area just across 360 from Davenport, but the TV towers would keep me away. There are also a lot of nice homes around Valburn and Far West.
 
Tell him to check out the The Champions and The Drees in Avery Ranch in North Austin. They run from about 500,000- Over 1 Million. They are also very nice and located by the very nice Avery Ranch Golf Course.
 
I just received clarification from him on pricing--he's thinking he only needs to spend a quarter of what he spent in SF, so around 500k.

What kind of house would this buy just west of Austin, as opposed to in North Austin near Avery Ranch (like McLovin mentioned)? I will forward him some of these areas and realtors. Thanks guys!
 
In the west austin/central neighborhoods $500k doesn't get you much. If you went to the Far West to Spicewood Springs area (Northwest Hills) you could get a solid place, I think. I don't know the other areas mentioned all that well but I bet you could get a place in Steiner Ranch for $500k.
 
My dad moved from Santa Clara California a couple years ago.
He bought a house for $450,000 in a great area of town off William Cannon and SW Pkwy.

It is called "The Ridge at Lantana"

Could be a perfect fit.
 
500K in Central and West Austin would probably get you a very very modest 3-2/1500 sq.ft. house that would probably need some TLC.

If he wants something larger and can move right in, i would say head farther out west toward the Lake Travis
 
Big disparity in quality and size.. That Pemberton Heights dump of a house is literally on MoPac and still they are asking 500K.

Taht Pemberton Heights isn't a dump. It's just not new. Amazing how small that Hyde Park place is.

I think the one out on 2244 is the most attractive, don't know about value though. The NW Hills one is bleh.
 
I live in Bee Cave Woods and there are several homes for sale in the $425K to $720K range that are very nice.

half million- Great Hills has some homes still in that range and it's in a nice area. And has a golf course of course. Avery is nice but it's pretty far out depending on if he wants to go downtown much. He could go way South in the Circle C area. I would sugest he look in austinhomesearch.com and check out the NW area of town, and area 1N. This way he has the golf courses of Great hills, Balcones/Spicewood, Avery Ranch all within reach as well as all the retail he woudl ever desire. The new Domain area is perfect for the affluent to dine and spend their bucks as well as of course the Arboretum area. He's not going to get much for $500K in Barton creek. However he might like Lost Creek, which has homes in that range with larger lot sizes like you get in the older neighborhoods NW.

One area that is sort of having arevival is the Balcones/Spicewood area, pretty much the first country club community in Austin built out in the 70's with two golf courses. The homes are still affordable, and many on the course are undergoing major renovations adding a lot of value to the properties.

If golf is a non-issue then that opens up a lot in the 500 K range. Have him go to austinhomesearch.com and pick some of the areas I mentioned and put in the 450K- 550K price range and see what kicks up. He can watch homes that are slightly overpriced sit on the market longer and then he can target those for the "deal" when he comes into town.

That NW hills house @ $499,00 was on the market 2-3 years ago at $395,00, and it doesn't look like they did much to it but a little paint.
 
That sounds about right. I'm no expert, but houses on my street have gone up about 30% in the last three years and NW hills is a much more desirable place to live than my neighborhood.
 
I live in Lakeway and love it. If he's okay with living far out, but near golf and the lake, there are some great buys. We ended up near the marina with a great lake view for 2/3 the cost of our central Austin home (same square footage, but more outside living at our Lakeway home). Twilight boat rides and rounds of golf are what my summer will be made of.
 
Between the Arboretum Area near Far West, Mesa and Spicewood and Balcones Woods would be a good start. Twin Creeks might also fit the bill for a newer home near Lake Travis with a private country club.
 
The houses in Avery Ranch get you 5/4 most of the time and are very good size.

Edit: Looked some up and they are abour 4000 - 5000 sq. ft. with 5/4-6/5 and range from about 500,000-750,000 depending on what you want
 
I live in NW Hills and love it - except you can't keep anything planted without deer eating it. Assume that's true in many of the neighborhoods mentioned except for Tarrytown though.
