How's your new tax appraisal?

Wasn't sure if I should post this here or in West Mall, but I'm curious how the new appraisals are turning out. Based on the AAS article yesterday, some areas are seeing a big jump, which seems implausible if the real estate market is as bad as widely reported. If you sold your home, could you actually get as much as the appraised value? I don't think I could. If you haven't got your appraisal in the mail yet, the new values seem to be up online atThe Link

I'm in the Harris Branch area (NE Austin/Manor) and it seems like our area was not too badly hit...my appraisal "only" went up 2.5%. But we have issues that make our property values lag behind most parts of Travis Co. (school district, landfill to name a few).
 
I bought in Feb of 07 for $178k, and it was just appraised at $220. I may fight it, as there is a slightly larger home very similar to mine for sale right now at $215k. Its got a new roof, new siding, better landscaping, burnt orange address numbers on the curb, and normal appreciation. So actually, I think the appraisal may be fairly accurate. The ********. I could probable get them to lower it to $210k, and that would save me $270 or so. That's a pretty decent return on my time, but I'm not yet decided. I'm about to go print the flyers for similar homes right now, so that I have em as ammo.

TCAD was real agressive on the residential side this year. Commercial side not so much. My guess is they think they will be able to get most of their value from homeowners who won't put up much of a fight. You can thank the new chief appraiser for that.

My advice is to fight for a lower value no matter what. If sales won't help you, be sure and look at what similar houses in your neighborhood are on the rolls for as well. If the median value/SF of your comp set is lower, you have a case for lowering your value to the median.

Holy crap it jumped more than it ever has (still only 5%). The numbers are actually close to what houses in the neighborhood are selling for, instead of 30K short.
 
Wow . . . our appraisal jumped 18%! We've been in the house just under 2 years, and fought last year's appraisal because they had it at 23% over purchase price, which seemed a ridiculous valuation change in just 7 months. We got them to lower that amount by a bit under 10%, but it looks like they essentially wiped out most of that whole reduction with this year's assessment.

Thank God for the Homestead Exemption.
 
Be diligent on that exemption, though. Some things seem to trigger a need to refile -- refinancing, for one. (At least we had to refile.)
 
I was surprised. Had a large jump last year that I successfully fought. We did a fairly substantial improvement to the property, that the CAD knew we did (reflected on the appraisal). Our value only increased by about 1%.
 
Ours went down about 6%.

There's a house near us that is listed for about 130% of its appraised value.

The value of our previous home has increased to 8% above what we sold it for.

For those who get appraised by both Williamson and Travis Cty, which one is setting rates this year? Last year it was Williamson. I capped out in both, but Williamson shows a 12% increase and Travis a 30% increase. I think I'd like to argue the 12% increase, moreso than the 30% one.

I'm guessing the counties are setting themselves up for some lawsuits with this crap.
 
This year you are assessed only by the county in which your property physically lies. No split jurisdiction even if you're in an ISD based in the other county.
 
Most of my friends in the burbs only see an increase of 1-2 percent every couple of years. Must be nice to have the tax amount stay the same.
 
I bought my house in 04. The appraisal stayed roughly the same in 05. It went up $20,000 in 06 and another $20,000 in 07. According to the 08 figures, it has increased another $76,000 this year and sits at $336,000. Holy cow.

That's close to a 30% increase, but I live in Central Austin so it is to be expected.

I live in a fairly small house. I may have to challenge this appraisal. Of course, $210,000 of the appraisal is in the lot.
