I'm thinking about adding on to my home but I'm sure my deed has lot restrictions, etc.. but the only thing I have in my closing papers is something that says warranty deed. I don't really have anything that points out general height/lot restrictions, etc..

I assume some county office..

Where are you at? Generally the county clerk/county recorder keeps land records. Many even have records online (depending on how old they are). I would think the warranty deed would contain that information - does it have a restrictive covenants section. If not, they probably have some kind of record for the subdivision you live in laying that stuff out.

Deed Restrictions are filed of record in the county records, so they show up when the title company runs the title. In your closing documents, look for the title commitment packet from the title insurance company. They ought to show up there. If they're not actually attached, there ought to at least be a reference to where they're filed of record, so you can go pull them.

yeah, that title packet didn't really say anything regarding restrictions and I couldn't find crap on the travis county site. what kind of deed is it? I saw a few different kinds..
