Washing Machine Addendum for Apartment

Has anyone ever signed one of these to lease? In the few apartments I've rented I have never signed one. I'm in the middle of the lease (3rd lease at this complex) and now they want me to sign this addendum. The conditions are listed below:

1. Permission. (I have permission to install one)
2. Conditions. (I agree to the following conditions)
3. Installation. (They recommend professional installation)
4. Responsibility for damage. (I assume strict liability for all damage caused by water leaks unless caused by the apt complex)
5. New hoses. (They recommend new hoses, preferably stainless braided)
6. Inspection (They must inspect the installation before we use the washer)
7. Insurance (I must have 'Texas Tenant Homeowners Policy' that includes coverage for appliance water damage)
 
I've never had to sign one, but I've never lived in an apartment without a washing machine.

Requiring renters insurance is extremely common though.
 
I forgot to mention, I've had a washer in this apartment since the day I moved in 2.5 years ago. It just seems odd that they want me to sign this now and when the conditions outlined seem pretty self-evident (responsibility for damage) and have otherwise already been required (insurance). I also have friends at this complex and they haven't been asked to sign one.
 
we don't have our residents sign a washer addendum.

the addendum is in the misc. section of the redbook forms on bluemoon software... what that means is it isn't required to be printed out for a lease contract. it's up to the management to include it if they want.

my guess is they had an incident and will now require any new lease to include the addendum.
 
If you're in the middle of a lease, you have absolutely no obligation to sign an addendum. Just tell you have a lease signed by two parties and plan to abide by the terms contained in it. If they want to require you sign the addendum when and if you choose to renew your lease, that their prerogative.

If they really want you sign it now, I'd ask for some sort of concession (i.e $250 off next month's rent). Perhaps the property is being sold or refinanced and they need to get their lease files cleaned up to make the deal work.
