thoughts on Milwood or Mesa Park?

Both areas (Duval between 183 and MoPac) seem like the best bargains in Austin right now. Anyone care to share thoughts on the neighborhood? Does Milwood have many renters, etc? How is Summit Elem (Milwood0 versus Davis Elem (Mesa Park). It seems like the middle school and high school is way beyond walking distance, I take it it means busses for the kiddos?

I live just north of Milwood in Preston Oaks (off Parmer, across the street from Cool River). I'll agree on the prices being reasonable in this area. It isn't close to a high school, as you mention, and that doesn't help. But I think it's zoned for Anderson, which is decent iirc.

The commute is actually reasonable. It takes me less than 30 minutes to get from my house to work (I-35 and Ben White area).

If you take Round Rock, Cedar Park and Leander into consideration, this area is actually pretty central to a lot of employment. That's nice as future job searches aren't restricted by wanting to avoid traffic.

There are a few renters in our area, but for the most part it's made up of families. I'm not sure about the specific area you're addressing. It is a little older than my 'hood and some of the houses aren't in the best shape, but overall it seems alright.

Preston Oaks is a much better option

There are many new to newer developments in that area. Further west on Parmer, Scofield on the east side of Mopac
 
Lived there for 8 years before we sold out and moved to the Lake. There are a number of renters that live there, but for the most part we enjoyed the place. The commute was very good for the area and there are a number of good places to eat close to that 'hood. The only reason we moved was because our kids were entering the school system and although Summitt is an very good elementary we didn't like the middle and high schools in that area and didn't want to move after they had entered the school system.
