The Riata Apartments - Need Opinions

Just curious if anyone lives there and if it is a good place to live?

Any negatives to consider, or is it a typical apartment complex(Just Larger)?

What type of community is it, more the younger crowd or a good mix?

Riata in which city? The one in Houston is nice... or used to be... haven't seen it since it was new... used to be a cool crowd... young professionals

Riata's proximity to Riata Bar & Grill and Tuscany Market is definitely a plus.

I looked at renting a place there maybe 4 or 5 years ago. We needed a place for awhile before we bought our house (ended up renting a home instead which worked better for us). It seemed nice (the fitness center was huge) but at that time there were a lot nicer/newer/bigger for the dollar.

One of my best friends is an assistant manager up there.

From visiting her, it seems like a ncie place. Always people around the pool who are friendly, lots of activities like happy hours, etc, good location, good service, impecably kept. (the managers actually lose bonuses if they DON'T take care of issues. My friend lost part of a bonus b/c the landscaping company installed some flowers by her office and the flowers died a couple days later-- said she should have called a reported it sooner or something.)

The prices are high though. You can get just as much or more apartment in that area for signifigantly less money. but, If you're going to take advantage of the activities and the workout rooms and such, it's a good choice.

it's a nice place, very apartment-complexy if you know what i mean though. the gym is amazing. they have volleyball teams. they have a "party bus" that is like a shuttle to downtown. i consider my friends that live at Riata like a cult - everyone knows each other and does stuff together. it's kind of weird. like a college campus almost. most of the people i know there are young professionals - mid-20s.

I don't live there, but have lived UP here, since it opened. Been to a few happy hours and other functions.

Nice.
Excellent location.
Tons of hot chicks.

What else is there... really?!?

I lived there about 3 years ago, and really enjoyed it. You can get a similar quality & sized apartment for less money in the same area. But if you plan to use the facilities (gym!, pools, volleyball, raquetball, car washes) and go to their scheduled events (wine tasting, BBQ cookouts, trips to Dallas Cowboy games), then it's a sweet place to live.

I second Riata's nice eye-candy. Hang out at the gym or the pools for too long and your eyes explode.

I just moved out this spring when I bought a house but I lived there for 5 years. You didn't give a lot of info on what ws importsnt to you but here's my opinion. It was a great place to live and yes they did a good job managing the place. For some reason there seemed to be a high turnover rate of managers but that may be more around salary than anything. One thing to consider is who else is living in the complex. I am slightly older than someone jsut out of college so I like peace and quiet. I had some fresh from college people move in above me. They figured this was their new crash place. Really load music at 2 am ain't cool. I moved to one of the high end units and never had any trouble. The higher rent seems to get a more mature (yes that means older) group around you. I originally chose it for the location and was very happy there. I finally decided it was time to re enter the housing market. I have no idea how competitive the rent is but when I left there was a fairly high rate of open apartments. You cnasned me a PM if you have specific questions

It's been almost three years since this thread was active. Anyone have any updated opinions? A friend of mine is moving to Austin and wanted some info about Riata. Back in the day I remember the complex being a real nice place. Had a number of friends that use to live there when we were younger. But that was at least 6-7 years ago. Don't think I have been back there since. No longer in the renter's market, so have no idea how good or bad their rates are. Anyone have any new/updated info on the place?

I was thinking that post above yours was inappropriate, but it predates NSAA.

What TTg and Smurfette said is true in my experience. As far as I know the "party bus" is no longer active (and was only like 3x/year anyway) and I'm pretty sure that the Tuscany market closed (at least temporarily?).

No idea about rates, but if I were going to be working up there I would definitely check it out.

Tuscany has been closed for quite some time...last week when I went by the RB&G, Tuscany was being gutted...not sure if it's opening as something else.

I live there and love it. They host a wine tasting once a month, have open houses where restaurants bring free food, have happy hours where there is free beer, and a million other things. Tomorrow morning I will be eating a free breakfast from la madeline and drinking free mimosas at the complex. I know its not really free because its a little more expensive to live there, but I like it. My gf likes the running trails, gym, etc. The grounds are always kept well.

When there was a flood because of our neighbor, they didnt charge us for the time that we werent able to use the apt. From my experience with other apts, I didnt really expect that.

I used to live across the street at The Lodge at Stone Oak Ranch. Once a week I would sneak into Riata and wash my car at their car wash station.
