Steiner Ranch--how far from downtown?

We'll be moving to Austin in May...we've been out to several areas but have decided to stay south...we really liked Circle C and Steiner but my wife thinks Steiner is too far of a drive into downtown...her current commute is about 45-50 mins and she really would like to cut down that drive time...we went out to Steiner a few weeks ago and one of the sales guys told us it was only 20 mins to downtown...we attempted to test that but got lost and blew the attempt...

Is it really only 20 mins to downtown? It sure didn't seem like it would be...
 
It is 25 minutes if there is absolutely no traffic at all. Otherwise, expect closer to 45 minutes on average.

If you want to live South but much closer to downtown, take a look at Travis Country/Foster Ranch..much closer and much less traffic..
 
I second Travis Country. I live in Central Austin but if I lived in a suburb Travis Country would be it. Close to shopping and not far from downtown with several routes to choose from.
 
Thanks for the help...we'll look into Travis Country...we're looking for 3500-3800 sq ft...400K...that really sucks because we live in the Houston burbs and 400K would get us a mansion here...the cost of homes in the Austin area was a shock to us...
 
The problem with Steiner Ranch is the drive out to 2222. You could live 10 minutes (as the crow flies) from MoPac and be 20 minutes+ just because you have to go west to head east.

Have you looked at other "shallower" neighborhoods in the area . . . the Uplands, etc.? Is River Place out of the question?

I put an offer of $365K in on a ~ 3300 sf house in Jester Estates, which is WAY closer, but they wouldn't go below $390K. Maybe you should look there.
 
not a chance it's 20 minutes -- depending on where you are in the neighborhood, it can take 10 minutes just to get from your house to the entrance of Steiner Ranch on 620.
 
We looked hard at Steiner Ranch and ultimately passed on it because of the traffic/commute. To us, it wasn't the time/distance to downtown (although that was a concern), it was the road you had to take to get there. I just couldn't see Mrs. Guapo having to navigate the death trap that is 2222 between 360 and MoPac every day.

We got the "20 minutes to downtown" spiel too. Anybody who tells you that is a liar. As mentioned, it's gonna be 10 minutes just to get to the light at 2222 and 620, if you're lucky.

Beautiful area, though. I wish we could have made it work but we just couldn't.
 
I used to work at an apt. locating office. One of our agents biggest sales pitch was "it's only 20 minutes from downtown" when he was talking about Mansions at Steiner Ranch. In fact, whenever anyone left the office with him, a veteran agent would say "hope that guy enjoys living at Steiner Ranch."


For the record, no, it's not twenty minutes from downtown. I live in the arboretum and at least half the time, I can't get to downtown in twenty minutes.

I always wonder where the math comes from on these "Minutes to downtown" things.

They used to say Circle C was 10 minutes from downtown -- back before the bridge over William cannon was built.

Yes, it could have been done in 10 minutes, if you started the clock when you turned onto MoPac from slaughter, caught the green light at Wm Cannon, and stopped the clock when you took the 1st/5th St exit.

And left at 3am.


Steiner Ranch is probably the same way -- 20 minutes if you start at 620, take 183, speed, pick some random centralish exit as "downtown" and do the run at 3am.
 
It is closer to Lakeway, but Leander ISD runs all the ay from Leander to Jonestown to Cedar Park to Volente to Steiner/River Place/Westminister. It's massive.

BTW -- the posts are correct on drive time. I live there. I can make it downtown in 20-25 minutes only in no-traffic situations. The 45 minute estimate is better. However, it's a beautiful drive. I worked in Dallas for a long time, drove longer, and looked at crap the entire way.

Out that way, River Place cuts a few minutes off the commute. You can get in there for $400K, but not 3800 sq ft for that price. There are nice homes in Steiner for $400K -- size you get depends on the neighborhood. There's not a lot for sale in that price range in Steiner or RP at the moment. Jester is nice, too.

The thing you get at Steiner v. Circle C is that the schools are better. The schools serving Steiner and RP are really good. Granted, the schools for CC aren't bad, but you're still dealing with AISD.
