interesting, here in McKinney, our neighborhood, the roofs are all 9-10 years old, nearly every 2 story house has shingle damage from the storm the other day. I already called my roof repair guy, he is very good at this, this is the 2nd time he has done this for me, different part of the roof, he takes a look, goes and buys shingles and replaces shingles.

The question is about the difference between our neighborhood and the one next to ours, which is only about 5 years old, and higher end builder.

I do not see any damage to their neighborhood.

Is it because of better materials, due to being a higherend subdivision, or newer roofs.

Also, is there a point at which you actually try to file a claim and get a new roof? This is the 3rd time I've had shingles replaced, one time by a different roofer.(all different parts of the roof)

Also, the repair price of the three times equals about $600, not even close to a deductible.

Both, plus there's a whole lot of impact resistant roofs out there. When you get ready to re-roof you may want to ask your homeowners insurer whether they offer a discount.

With the exception of metal or tile, very few residential homes have an IR (impact resistant) shingle.

Especially with an institutional builder... most homes that get a dimensional (architectural) shingle will get something like a CertainTeed 30 year & probably 90% of them are gonna be a Landmark 30, one of the least expensive out there.

There is every likelihood you got missed but it's also possible you have a decent amount of tree coverage from that angle & this deflected the hits just enough to not warrant a full replacement.

Have you had a 2nd opinion as to whether or not there's any damage? You mention him as your "roof repair guy", however this seems to be a bit less specific as to having an actual hail inspection.

An installer I have supervising my crews has asked me probably 3x how to properly identify hail (I'm not talking a very visible, full mat fracture; I mean more like a hit that removes grit & does cause damage but is a bit more subtle to the untrained eye).

There is definitely a bit of forensically applied science to the job & this can mean the difference between a suggestion to call your insurance co. now or have a real estate inspection turn up damage past the claim period when you go to sell in 4 or 5 years.

I've known some roofers who are cautious to call for an insurance inspection for fear it will somehow reflect poorly on them if the roof gets declined. I call 'em like I see it & if I am suspect on whether or not it's actually going to get approved by the insurer, I'll inform the customer straight up that it might be a coin flip.

thanks, I actually had a roofing company with a very good recommendation repair the shingles one time. They inspected for a possible new roof, said no dice, fixed it, charged me double what my repair guy charges me, and didn't even get it fixed the first time!

They did come out quickly when I called about the two shingles flapping in the breeze.

So, it's been a total of three times different areas have been replaced. I'm guessing by the time the roof actually merits enough damage to replace, the newer shingles will outnumber the older shingles and it won't get replaced after all.

Mark, if you're looking for business up here, our neighborhood is a stone's throw north of McKinney North High School. don't know what anybody is doing about their roofs, though.

it is very interesting to me, seeing the destruction follow an almost perfect line, straight from West to East.
