It looks like this roof on my rental has a little leak...unfortunately the tenants saw fit not to tell us about it in the 1.5 they were there so when they vacated we discovered some discoloration on the walls near the fire place...The metal roof is 5 years old but was installed by the previous owners and the warranty was non-transferable...not to mention, I think the roofing company has gone out of business...
So here's the question. Do I call my insurance company and have them deal with it? Or keep them out of it and just call another roofing company out and have them repair whatever is causing the leak?
We'd prefer not to have to pour money into this seeing as how we're spending quite a bit in other areas of the house.
