Renewing lease

I'm not sure of the market these days but I'd like to stay where I am and the Leasing Manager is going to deduct $400 from June's rent if I renew.
Can I do better than this? Can I ask for the entire month free or is that asking for too much?

That would almost be my entire month's rent anyway. I'd sure as hell take it if I liked the place I was living. I guess you can try for more. It wouldn't hurt right?
 
Pretty much the worst thing he can do is say no.

I'd go for it, there's a reason complexes are offering so many incentives. They need you there.
 
What complex do you live in? I will be happy to make a phone call for you and find out what kind of incentives they are offering new tenants, so that way you would have a little bargaining power when you go to talk to the management! PM me!

a) how many available units does the complex have now. More vacancies means you carry a larger stick.

b) Be WILLING to move to someplace else and get some quotes on the rent.

c) be honest, and let them know what you are looking at from other apartments, if they are giving a bit more then negotiate more.

d) he might be more agreeable for instance to knocking off $50 a month ($600) rather than $400 at once.

MOSTLY you have to be honestly willing to move if you don't get what you want. Do NOT wait until the last minute, do this well ahead of your renewal date.

good luck, but times are tough out there for Apartments with rents falling they are clinging to any occupants they have.
