Remodeling Pics... 6 months later

some of you may recall that I posted some pics of a house I intended to buy to remodel way back in Nov/Dec last year... a few of you asked for me to post before and after pics.... well here they are.... I have more pics to take still, but will show what I can now..

Master Bathroom: (this was an addition, so the only "before" pictures that exist are from the outside looking back at the house before we built on. with all the rain I haven't taken those pictures yet)

as much as I could myself I did, however with a project of this scope it took a long time and many contractors... basically I was my own GC/demo man/trash hauler/carpenter etc...

I hired tile guys to lay the tile... I hired sheetrockers to tape/float/texture.... I hired framers/roofers to build on the addition... I hired a floor man to install the new hardwoods in the living room and refinish the others... I hired an electrician to put in a new panel and install the lighting... I hired plumbers to do all the plumbing.... hired an A/C guy to reinstall and update the HVAC...

the job was all permitted through Houston, so I had to have contractors do a lot of the work... but anything that was not in need of inspection I did with the help of my father in law and wife and some general laborers... I've learned a lot from this... with the exception of a couple of walls in the bedrooms and some of the plumbing and electrical the house is brand new... taken down to the studs nearly everywhere....
 
That is bad ***. You did some pretty serious fundamental changes(wall cutthrough/ceiling wrk). You are going to wish you still had the attic fan though. Again, excellent job. Looks outstanding.
 
the attic fan was not functional and was totally obtrusive in that hallway... plus it ate up valuable space in the attic that we needed to install a 2nd water heater for the master bath and guest bath... notice that we moved the air intake from the wall up to where the attic fan once was....

and yes this is my own house... no way in hell would I put a pot filler and double oven and dish drawers into a house I was looking to flip.... those are creature comforts for my wife, not something to add to resale value as I think they only add a little... well maybe the potfiller adds more...

the original master bath and closet is now just part of one huge closet that extends into the addition... any woman's dream...

oh... and lest I neglect to mention that I personally dug out the foundation for the addition... 3 days of digging and hauling dirt to the dumpster in my driveway... ******* painful... I also laid my *** down in the cold, muddy dirt to put all the rebar in as well.... this house literally has a lot of my blood and sweat in it as well as some of my wife's tears!

no dice... I have plenty of odds and ends to take care of IN the house... replacing some plugs, installing dimmer switches... touch up paint... find furniture for the 2nd bedroom...
then on top of that I have massive landscaping to do... I need to get 2 palletts of sod this weekend and fix up the backyard... then I need to decide what to do with the front yard landscaping and get to work on that... pressure wash the back patio and build a flowerbed by it... lots of stuff... but I certainly am closer..

as for the shoes.... trust me... they concern me as well.. my wife is a shoe freak... luckily most of them were bought before we got together, but still she is 100+ pairs in...
 
I did a massive remodeling job about 7 years ago. It's now time to do a lot of repainting and recarpeting and I am totally deflated by the prospect. The ******* paint company claims that they cannot recreate my paint colors so I can't touch up things like the stairs.

that doesn't make sense... you can get Sherwin Williams to color match and they do a hell of a job.... is the issue getting them a sample?

costwise... we ran the bill up to about $95k.... give or take a few $k.... it would have cost quite a bit more had I not taken on the load I did to make it happen...
 
It's Jones Blair and I've got the paint cans with all the color numbers on them and everything and my wife insists that she has berated them and they still claim that they can't be matched. I might have to get involved.

We some guy who I called "the ******* colorist" to consult with her about the colors. We probably have 5 or 6 colors on the outside of a rock house. Fascia is different from soffits and windows are different from the frames. 1st floor different from the second. Then we have a bit of wood siding that looks like dragon scales. Yet another color. The stairwell is thr kitchen color cut in half. Whatever the **** that means. The dining room was mixed on the fly by my wife herself (she's an artist). I fear there really may be no matching, only repainting. I'm so bummed by the prospect that I try not to think about it. I'd rather move. Or have a fire.
 
Nick, my wife and I are on our first painting project (a small bathroom) and it's been going on for six weeks. I can't imagine dealing with a project of that scale.
 
the place looks fantastic. I know you were busting your *** to get it done. the hard work obviously paid off. so when are we going to drop a keg in that hizzo?
 
the keg is coming as soon as the weather becomes more tolerable.... we're having a "beer and bellini's" party... renting a margarita machine for the bellinis and getting a keg of something tasty... not bud light or miller lite... you're certainly IN as long as you bring me a Cuban to light up! I've got a bottle of Havana Club rum in my bar that I haven't opened yet either, so that might come out soon...

We are also considering some remodeling to our house. Hopefully, it won't cost $95K though. I am thinking about becoming amish so all of the community will help out. What is amish vengence like if I change my mind and convert after the framing and roof are completed?

I don't know about Amish, but I had a couple friends help out at the very beginning when I was digging out the foundation... didn't hear from them again for a few months...


hornimal... unfortunately her only morally casual friend just got knocked up... too late on that one..
