Remodel / construction loan

I bought a place a while back and intend to do some pretty extensive remodeling. I'm just starting my search, and I think I'm finding that this is going to be difficult, so, as with all life's problems, I turn to hornfans for help.

I've got an existing loan that is about 85% of what I'd suspect the current value is, and I want to borrow way more than any equity I have built up.

When I built my existing home 12 years ago, we got a construction loan, and I've also gotten remodel loans in the past. Are those all gone now? Do I have any other option? I have the cash to do the remodel myself, I just don't want to spend all that cash if I can borrow it instead.

Anyone out there in the mortgage industry that can offer any advice?

Thanks!

Just saw this. Shoot me an email or PM when you get a chance. I work in the Mortgage Industry, and in Austin. We should be able to help you out, but I'll obviously need more specifics (and would be safer not to discuss on a public forum).
