Recommendations needed for shed builder

I need a new shed and don't have time to build one myself, so I'd like to find someone to build it. I need it to match the house as much as possible, so would like to have it custom built. I've checked with the shed companies and with the possible exception of one, they're not too interested in the degree of customization I want. Anyone have a recommendation for a custom shed builder?

Actually, I need to know where you're located. & then I can make suggestions. Also, anyone you talk to will want to know (among other things)...

-What size are you interested in?
-Do you want a slab or is a skid built sytem OK? (skids, i.e. portable / moveable, will keep you from higher taxes, a slab is considered a taxable addition).
-You say you'd like it to match; is the house brick or stone or rock... or "siding" (i.e. some sort of plank or panelized sheeting)?
-Windows; yes / no & how many?
-Do you want the same kind of roofing (I will assume shingles)?

Finally, if you're in a homeowner restricted community, you may want to chat them up fairly quickly before you get work done.

You also need to check with the city or county where you live about needing any permits.
 
I would suggest that the biggest issue with needing a permit is to make sure you're not encroaching on the easements... but yeah, ask anyhow.

I know that the ENTIRE state of Florida requires a permit for all sheds (hurricane hazard if they blow off) & they have to be inspected to make sure you're outside the utility easement as well as anchored properly.

Details...details...

12x20 or 12x16. Siding, paint, and shingles to match house (house is 3/4 masonry) and skid built. I know all about easements, restrictions, permits, etc. Just need to know who can frame, side, and roof a shed in north Austin.

I know a carpenter; I'll ask him what his price might be.

If you have the time & inclination, my suggestion would be to have him skid build the skeleton on piers & you could side it yourself (lap siding goes on really easy with minimal tools... besides, it's a good excuse to buy a tool or two that you'd spend in paying someone else over the cost of parts, & then you have a tool to keep when you're done).

I'd also suggest you put some plywood INSIDE @ the 4' & lower mark (essentially 4x8's turned sideways) to prevent damage from all the usual hazards.

Keep in mind that your "cheaper" carpenters around town who like to visit from South of the border usually charge anywhere from $ 2.75 to $ 3.50 per square foot to frame a house (labor only).

This would mean a 12 x 20 @ $ 3.25 psf might be priced near to $ 800.00 labor. Then again, that's for building on a slab; you'll need more labor than this due to the skid built & a sub-floor.

Figure a 2x4x8 is around $ 3.00 or less; definitely less if you use finger jointed. Also more if you want pressure treated. A 2x6x8 is around $ 4.00 or so... 1/2" Decking grade OSB with SolarBond is around $ 9.00 a sheet (muy bueno vs. no solar film).

For the floor, you could go with 5/8" or a beefier 3/4" in pressure treated; figure around $ 22.00 per sheet of this. A 12x20 is around 8 sheets of 4x8 for the floor.

Last year, I had an Ameri-tech metal building built on the side of my house (they have their own contractors who will get it done in one afternoon). 10x10, with an extra wide door for the lawnmower, door locks. It is solid. cost me exactly $2000, and it is wired for electricity (need an electrician to hook it up though), has a large loft inside. Bought a bunch of pegboard and wire shelves at Lowe's and moved every tool, box and piece of junk from my garage into it. The thing is huge, and they've got lots of colors - it matched up almost perfectly with my gray house/white gutters.

The place that sells them is out 290E, just before you hit Manor. PM me and I will send you their contact info if you're interested. I couldn't be more pleased with it.
