Recommend a Lake Travis realtor?

Can anyone recommend an excellent realtor that knows the Lake Travis area? I'm in the market for a lake house and want to work with someone that knows the area very well.
 
I live on Lake Travis, but don't know of anyone that knows the entire 65-mile long lake. Tim Davis at Volente Realty knows the Volente area, and might be on top of Jonestown, North Shore, and Lago Vista real estate. I would check with someone else for the Hudson Bend area and Lakeway.
 
Some afterthoughts: You may an expert of lake front property, but just in case (1) make sure you know what portion of the property is in the flood plain (rendering it unusable for building), (2) understand the septic system restrictions (LCRA has rules on how close to the lake you can install the system, which might limit your building site size), and (3) keep in mind that the lake is full currently, so this is as good as it will look. Some properties market as "lake front", but when the lake receeds during dry spells they loose their water access. Needless to say, deep water frontage is much better than a shallow cove or flats. I've always thought that the best time to look for lake front property is during a drought, because you will get to see it at its worst and avoid surprises.

That being said there are many things, areas, pricer ranges to consider on either the North Side or the South Side of the Lake...there is an amazing amount of growth NW in the Marble Falls, Kingsland areas as well that can be more affordable and those areas are growing like weeds.

And be aware that Cedar Park is going to put a huge water main through your front yard without so much as a "By your leave, ma'am."
 
True, the LCRA can have a crippling effect on the way you can set-up your property...from where you can put the house, water source, septic source and what type...I know a guy who had to pretty much make a small swimming pool for a leech field...then cover it with dirt...was a 8K filled swimming pool...just to get a permit to build on a certian part of his lot...because of the drainage issues he had
You have to consider utils as well..Pedernales charges an arm and a leg to put up a construction loop much less wire to the house
 
I don't know what New Hope is, but I know about the impending water line. Apparently it could go almost anywhere, as there is not a complete plan yet.
 
It is coming up Trail's End Road. It will keep our neighborhood and road in construction for a huge waterline for some time. And to boot, we get no water out of the deal! The LCRA puts out ads all the time about how we residents of Lake Travis should try and conserve water and they sell it as fast as they can...BS
 
I lived on Lake Travis in Spicewood (out HWY 71 before Pace Bend Park)

Bee Creek Realty... you're in the Hill Country out here. It's about 8 miles west of RR 620 where the new Galleria Mall is. So you're close to civilization, but you're in the woods.

John and Mary Stefka started it all.. Mary passed away two years after we moved. John is still running it as far as I know... but he was old so he may have sold it. Check it out online. I'm sure they have a page.
