Places to live in Waco area

Any auggestions? Any areas to avoid?

We're (me, the wife & son) looking to rent an apt, condo or small house.
 
i thought about making a smart *** comment like the one above, but instead declined too. i really have no advice other than smart *** comments. do you need to move there? is it work related?

I haven't lived there recently (went to Baylor 1990-1995), but I know several areas have been built up and should be nicer. You probably want to avoid anything near campus. The typically undiscovered "nice" part of town when I was there was heading west of the interstate, out towards the lake.

Good luck. Waco is a helluva lot better now than it was when I was in school, but I think it's biggest redeeming quality is still being the midpoint between Austin and Dallas.

There's a good area along Austin Ave. between 24th and Valley Mills, but that's only housing. For apartments, check out 18th and Primrose. I live farily close to them, and from what I can see they look ok. Not all students, pretty nice with a track and park area in the middle and gates/ guard hut by the entrance.
