Northwest Hills neighborhood

Looking at buying a house fairly soon and would like a little bigger house on a little bigger lot than can be found (for what we can afford) in central Austin. What are folks thoughts on the NW Hills neighborhood. Seems like the area has a lot of 3/2's and 4/2's on maybe 1/4 acre or so. Prices 300-400K. Anybody live around there? Any thoughts? Like/dislike?
 
i went to anderson h.s., the high school for the area. it's an awesome neighborhood for that kind of thing - families and whatnot. anything you could ask for - close elementary, middle school and high school. your own little HEB. isolated enough to keep out the riffraff - although the apartment complexes are apparently a rapist's/voyeur's dream. i think there have been multiple cases of such things in the area. also, my car was broken into (aggain - in the apartment complex area off of woodhollow/greystone) 3 times which is more than when i lived off cameron rd or riverside. or anywhere else, for that matter.


but if you live deeper into the neighborhood - i'd highly recommend it. i have no idea how the area compares cost/s.f. to Hyde Park, Travis Heights or west austin, but i'm pretty sure the lots are much, much bigger and the houses are newer.

all in all, it's where i'd raise a family if i 1) had one and 2) could afford.
 
We're putting our house in Travis Heights on the market, and originally considered Northwest Hills as a potential place to live. One driving consideration is the schools -- the schools in Northwest Hills are outstanding. Unfortunately, we haven't yet found a house we like, either in the size we need (~ 3000 sf, 5 bedrooms) or smaller with the potential to expand. Plus, we're not thrilled with the architecture in the area.

We're putting an offer in on a house in Jester Estates today. Same schools, slightly younger neighborhood.
 
Beautiful, quaint neighborhoods with all of the amenities. Obviously affluent, but it's not flaunted, more understated. One thing is is that there are a crap load of college kids there and that HEB parking lot sucks. They should have a central market there.

IT would be one of the places I would want my parents to live if they lived in Austin.

Jester Estates is a little out there, but nice.
 
I love the area! That's where I'm thinking about moving here shortly. The parking lot at that HEB does suck, but the talent inside is usually very, very nice!!

I grew up in NW Hills and my parents still live there. I agree with pretty much everything that's been posted above. It's definitely a good place to raise a family, and if I ever move back to Austin, that will probably be the first area I'd look to move.

I would suggest looking a little farther west of Mopac and all the apartment complexes. Anything near Mesa and beyond should be a pretty nice area.

My parents live there off of Hyridge. I love it- very quiet, lots of younger folks, lots of big trees, and it has a real friendly and safe feeling.

And it is pretty understated. With so many middle-upper income bracket people living there, I see very few people flaunt it.
 
We moved there about a year and a half ago and really like it. We lived closer in, but with three kids we needed more space. We live right on Greystone, which is somewhat busy, but that probably kept the price down. We bought a 4/3 for about 115/sq foot.
 
I'd just like to add that the Chicken with Garlic Sauce at China Sea is reason enough to move to Northwest Hills. Not to mention, Lucky Dog is the ****.
 
what's wrong with the parking lot at heb?

consider this, you'll be living right by the kitchen door. the kitchen door.
 
Lucky Dog fucks up my order damn near every time I go there, and there seems to be no rhyme nor reason to their hours of operation. However, when they get it right, damn good food.
 
I love it. We have a 4/2.5, but it's not that big a house. The hood is outstanding and the schools are arguably the best in AISD.

Oh, and we flaunt our money all the time.

China Sea and Kitchen Door -- mmmmm.....

I always wondered how many people's names the lady from China Sea knew. I was not in there enough for her to know my name, but she did!

I've owned/lived in a condo the wood hollow/far west area for 4 years now, in the gated complex. i think it's ideal location - close enough to downtown (only takes me about 10 minutes to get to campus, 15 with traffic), but far enough out to where prices are more reasonable. also close enough to convenient stuff, like arboretum, restaurants, the HEB, etc.
i've never had a problem with any car break-ins, rapists lurking the neighborhood, etc, but my complex is mostly owned and not rented, so people are a little older. Also, people say gates are useless, but when there are 10 complexes around without gates, they're way more convenient targets than the ones with gates.
schools, like everyone said, are great, and if you go just a couple blocks west of far west (like mesa), it's much more family oriented, and very pretty. just drive around, there's also enough new construction around where the architecture is getting less old school.
