North Dallas Neighborhoods

I'm looking to buy a house in the North Dallas area, and I need ideas on where to start looking. I'd like some recommendations on specific neighborhoods / areas. I work at the Tollway (dallas parkway, not bush) and Spring Valley, so obviously I'd like to stay as close to that as possible. I'm willing to consider anything between Addison and Frisco, but like I said, the closer the better.

My budget is capped at $200k, but could go a little over if I find the perfect place. I'll need something with 4 bedrooms. I'd like a house as new as possible. I'm 27 years old, have a 2 month old daughter, and a wife.

So please, help me out Plano/Carrollton/Colony/etc dwellers. What are the pros and cons of your neighborhoods? How bad is the commute at rush hour? And are there any areas with new homes still sitting on the market due to the housing bust that I've been hearing so much about? Thanks.
 
I live near your workplace in Farmers Branch near Brookhaven College between Marsh and Midway. It is a mature neighborhood, lots of trees. Most homes are still in decent shape when compared to the rest of FB. The neighborhood south of 636 between Marsh and the tollroad is nicer.

I dont have a child in school but I get the feeling that I would probably not send one to the local schools. There are several of the better private schools in Dallas nearby.

The best thing about that area is that it is in the middle of everything. If you consider that area, try not to get too close to 635, you can get road noise as well as the morning traffic helecopter noise.
 
Check out the area north of Frankford between Tollway and Midway - off Voss and that area. City of Dallas, Collin County, Plano schools. You're a hair from the Tollway and Bush and can get almost anywhere quickly. Might stretch you budget a tad though. 75287 zip code if you want to search realtor.com
 
Also look between Hillcrest and Coit; Campbell and Arapaho. It is a 10 minute drive to your office with no highway driving so rush hour and traffic is not a factor. It is city of Dallas but RISD. The elementary school (Bowie) and junior high (Parkhill) are both rated exemplary. There are homes in your price range in that neighborhood.
 
To get a newer house in your price range, you're talking far north Frisco. Everything in your price range south of 121 is going to be older than 15 years. We just recently bought a house with about that budget, but weren't too picky on the age of the house. There are probably some that could fit your bill in Preston Meadow (Plano near Parker and Preston Meadow), but most homes in that price range are more than 15 years old.
 
B described a good area, but don't hesitate to go west across Hillcrest. Brentfield elementary is top notch.

The houses are mostly built in the 70's. For the ones that have been updated, the prices might be a little more than 200K, though.

Just move to Celina. The tollway construction has already started out here. Great town, and pretty cheap housing still.

As Texas Law said, Brentfield Elementary is very highly regarded. D Magazine tabbed it as one of the best schools in the Dallas metroplex. It also feeds into Parkhill junior high.
 
I have never heard of Celina and had to look it up on a map. Good lord, that's on another continent in relation to Dallas.
 
not for long. celina and pilot point and those areas will grow like frisco did in the 90s due to the tollway expansion. its been a few years since i've lived in the dallas area so i'm not a great person to trust with this, but i seem to recall some homes being built recently west of the tollway on legacy or spring creek that may fit your criteria - not sure on price point though.

also, what are the cost of homes around the willow bend area?
 
There exists new zero lot line homes west of the tollway. Your real estate person should be able to locate them for you.
price starts just under 200k for 4 bedroom
