Need residential real estate expert

I am contemplating a somewhat unusual real estate deal. I have no idea if the other party will even be interested, but I don't want to tip my hand, either. What I need is someone who can do an honest present-day market evaluation of 2 houses as well as advise me on what would constitute a fair transaction in a trade with cash.

I am not looking for a realtor. I don't want a realtor's slant on the value of either house. I suppose true market values could be determined by a good residential appraiser, but I'm not really sure how to go about finding someone who will remain impartial, since the other party is much more "connected" in the local real estate world than I. Once values have been determined, I'll need someone to help me wade through negotiations and a contract if necessary. Is an attorney the only option? Are there real estate "mediators" who might act as a middleman on a fee basis?

Any thoughts are welcome . . .
 
Float a trial balloon to the other party on your own and see if you even get a nibble. Without that, you're likely just wasting your time. You don't need an appraiser or any one else to tell you what a property is worth. The only opinion that should matter is that of the parties involved in the transaction.

Are you aware that most every county posts their appraised values on the internet?

Just google "xxxxxx County Appraisal District" and you shoud find the site. Then most of them are set so that you can research by address or owner name.

Now....appraised values for tax purposes are certainly not de facto proof of market value, but it is at least a starting point.
 
Yes, I've researched the county appraisals. The difference between the county appraisal for the two properties is about right (which helps my case) but the values are both WAY low, even in this current market. Like 25% - 30% low.
