What do we know about this place? I guess this is a question for those in real estate? Drove by it. It's different, but how does it project in the real estate market? Is it projected to be a good investment?
 
It appeals to me. I'm 24, law student, like to go out, etc. If I stay in Austin after law school I would love to live there.
 
It appeals to me too. It is driving my property value up and up and up as if it was not already going up enough. It provides me roads to get to hornians house as well as the Mexican Chicken place on Cameron Rd. without having to go over by I-35 or the roundabout way to the East. It sits well with me.
 
Price? Value?


CL, only drawback is there may be alot of Hispanics livign there.

Consider yourself shanked by me, my neighbor, my fifty cousins and our uncle's barber.

It is the Pollos Asado y al Carbon trailer in the parking lot of the yellow gas station. It is better than El Regio, imho. For ten bucks you get a whole chicken, grilled onions, tortillas, red and green salsa. What I do is ask for two greens since it is hotter and to me, has more flavor. I has a flavor.

Oh, it has some limes too. It is across the street from Hil-berts Hamburgers. Their chicken is always cooked all the way and flavorful.

I think it is El Norteno.

Damn you Rama, damn you, ese.
 
There are some damn big homes, and the ones on the edge are gonna be badass, the ones in the middle are real close together.

I live right next to it and love the location, even though I only have ~1200 SF.

I just hope they start attracting local retailers, cause so far it's all big box boring bs.
 
No, I live in Delwood II, between Airport, I-35, and Mueller. My back yard backs up to the redevelopment (and soon a 400 unit apartment complex).
 
So Mueller central is the neighborhood with the row houses, etc?


I think the appreciation in that area will be crazy.
 
Another place maybe worth looking into are the Chestnut project houses going up right now. The train station will be there as well as being a hub for Arts, shopping and restaurants. Just west of the Railroad tracks on MLK you will see the construction with some already completed homes. There is a number to call on the sign. I forget the exact name of the project or area.
 
Which area do you live closer to? That will be a factor.

HA, I can see where that was a poor description. Yes, the projects, lol. I meant it as a development, I guess. But it is a planned juncture between the neighborhood associations, the City, Metro and others. Each step of the way there have been planning meetings.

The Chestnut places are real close to the train station coming in and I think there are shuttles from the north station to Dell. In theory you could walk out your door for three blocks, get on a train and then bus to Dell on that shuttle. The trains are wifi.

I will get the website or info later today if I go by that area. There will be some major changes to that corridor to include loft housing atop businesses on MLK, local businesses and other things. The Mueller Central is maybe two miles from the Chestnut Projects.
 
My gf is buying a house in this development. She's excited, but for the cost, I'd want something that isn't right on top of my neighbor. And only the corner lots have anything resembling a yard.
 
It has already begun and there are some already or about to be finished. Things really start hopping in the next couple of months from what I have read about it and from meetings on tv by Metro and the City Council. (zoning, etc...)
 
Mueller if offering a unique opportunity that will have some sacrifices. Outside of condos or an old house teardown and rebuild, you will never be able to buy new construction like this ever again so close to downtown. They have essentially brought the suburbs into central austin.

There are definitely negatvies to this...row housing with cookie cutter homes, lack of yards, etc. However I think Mueller is doing a solid job of offering different types of builders, floor plans and even building types. As far as yards go, there will be parks and a greenbelt within walking distance from the house.

All in all, if I was looking for new construction and was not considering schools and wanted to be close to town, I would have Mueller at the top of my list.
 
Her move-in is late April. She was the last person to get approved for a house in the first phase of that builder's section (can't remember the contractor).

I guess the next phase is supposed to start later this year?
 
I would think she is lucky then. About that time is when the stores, businesses, shopping, train station and other things start the furious building process. I would assume people living in that area will not get any sleep during the daytime. It will surely be loud.

I have seen plans for MLK to have businesses on the street with lofts above them. They are going to drastically change the flow of traffic and enforcement on MLK. Anytime I go by there I see more cops and more tickets being written. They are getting the message out.

There are meetings on City Television of the planning meetings and City Council meetings about zoning and progress on the train station. She may want to tune in or tivo them as they affect her. She may want to be concerned about zoning for parking and on what days and times to prevent people from parking all day in the streets.

Large cities have that type of zoning near subways and trains. Hopefully Austin has thought that far ahead. Tell us how she likes it. Being that close to downtown and outlets to all points in all directions will be a bonus for her. I guess you too if you shack up.

They are considered and zoned as condos with a COA, but free standing houses so you don't share any walls with your neighbors.
location is just east of I-35 between Oltorf and Woodward.
Priced from the mid 100's - low 200's.
5 mins to South Congress, and less than ten down to townlake.

For those looking for a yard, then this is not for you, but its a nice alternative to sharing walls in a condo downtown where you have to use the elevator 3+ times a day.
