I know about Bankrate, but it only lists the rates of major banks. Is there a site that lists rates of smaller mortgage companies that wouldn't be on Bankrate? Just trying to do a little comparison shopping.

And yes, I know how to use Google, but it's hard to tell which hits are legit / don't want your address and email immediately.
 
It hard to compare rates online for a number of reasons. First and foremost, rates change hour by hour based on market conditions. Second, low rates can be offset by lender fees and other closing costs. It's hard to compare apples to apples without getting pretty deep into the details.

My advice: Get detailed quotes (rate and closing costs) from three different sources. Then play them off each other reverse auction style. The first quotes you get will likley not be the best.

I understand that. You have to consider all the variables, not just interest rate. I just figured that there is likely a site out there similar to what Bankrate does, that being taking a snapshot of current rates/fees/points from a particular bank on a particular day and listing them. Maybe it's the type of thing only a broker has access to, but I know something like that has to exist.
 
I'm trying to avoid things like Lendingtree. I don't want to have to submit a bunch of personal info and put my email address out there and wait for the lenders to start hounding me.

HSH is more along the lines of what I was talking about. Just something where all you have to do is make a few clicks and can see the rates/terms, not "Just send us your telephone number and one of our highly qualified agents will assist you!" crap.
