Mortgage brokers - need a rate

Size: Jumbo
Tenor: 15, 20, 25 and 30 year
Type: (for 30 yr tenor) 5/25 Interest only ARM and 5/25 ARM (want 5 to be the fixed period of the loan) and Fixed (for comparison)

I want to decide if I should refinance my current 5/25 Interest only Jumbo now or wait.

If I may make a suggestion, don't just ask for a rate, ask for both a Good Faith Estimate AND a Truth in Lending Disclosure Statement which will give you the APR (Annual Percentage Rate). The APR is calculated from both the note rate and certain of your closing costs which by definition are considered a part of the finance charge. This will allow you to compare different proposals and put them on a level playing field assuming the disclosures are done accurately and honestly. Also, it would be helpful to know the size loan, the estimated value, and your approximate credit scores.

Thanks for that, the lone value should be 795k, the estimated value at about 1.3-1.4 million and no credit issues.
