Investing in duplexes

i've never invested in a multi-unit property. are duplexes and triplexes a good idea? i am thinking i'd be an owner/user.
 
owner occupy duplexes are a solid investment, assuming good location, price etc. It's a terrific way to cut your living expenses while gaining equity. The fact that you as the owner live next to your tenant has good and bad implications, however mostly good. It ensures to an extent that the tenant will take care of the property. On the flip side, you are a stones throw away from a nosey, pestering tenant.

If you are talking about buying a muti0family property and renting out (w/o owner occupy), that is also a solid investment assuming good price, location and loan terms. I own a couple in Austin and have had great experiences mostly. Nice appreciation and monthly cash flow.

However, as with any real estate investment, the hard part is finding the right property. Duplexes are very popular with the investment crowd.

You won't find many tri-plexes in Austin. 4-plexes are more common.
