Houses/Duplexes for rent?

My apartment lease ends in July. I need some advice on what area of Austin would have the best duplex or house for rent for the best price possible. I might be needing a roomate but I'm looking for myself only. Something in the 2/2 or 3/2 range with a nice small yard, safe convenient neighborhood, etc. Price range is flexible. I've live up in North to Northwest Austin so I'm most familiar with that area. Any suggestions or advice is much appreciated?

I just moved from an apartment on Jollyville to a rent house on 620 near the turnoff for Carlos and Charlie's.

Except for lacking convenience, its near the lake, peaceful, we finally have a yard, same rent, carport, etc. PM me if you want their number.

How long does it take you to get downtown/UT from there during rush hour?

Zilker is a great area, lots of 2 and 3 bedroom duplexes.

$800 for a 2/1 with fenced backyard.

Zilker Park is also your backyard as it is less than a mile away.

My neighbor in my duplex just moved out yesterday, so I imagine that'll be going up shortly. Nice 2/2, 2-story w/garage, small fenced backyard.
Corner of Forest Mesa Dr. & Ceberry, just off Steck & MoPac.
You can only move in if there's going to be a lot of hot, single women freqenting, though.
