Currently have a home warranty through 1st American. Haven't had big issue with them in the past, but they usually send you the cheapest contractor available and it can take days to get service.

However recently my condensor coil on my A/C unit went out. Apparently it has a leak and needs to be replaced. Instead of just replacing it or upgrading it to a model that meets current standards they are telling me I have to pay $1000 in modification charges in order for it to be replaced. Now I am looking at just getting it done on my own (through a reputable A/C company) and scraping the warranty all together.

Any suggestions on home warranty companies if I decide to change companies? Starting to think it is just better to put that money aside and choose my own contractors when I have issues. Thoughts?
 
I agree with the idea of putting away money instead. We have had a warranty company since we bought a home in '04, it works, $65 charge every time. The biggest repair was a replacement water heater, same model no problems except they did charge about $300, when I thought it should have been something closer to $65.

I'm pretty sure we've broken even. It stops in August, when the warranty expires.

For my recent A/C problem I didn't even try to use the warranty company, cost wasn't exorbitant.

I think a new homeowner should probably get the warranty for the first one or two years, just in case something major happens. Otherwise you're probably better off investing a $100 a month for problems.
 
When we bought our house last summer, we asked the sellers to pay to extend Old Republic for a year for us. Well, last week we got a new a/c compessor and fan motor for basically free. The a/c guy said that he is dropping other companies because they just wont pay for anything. He said Old Republic is by far the best in the business. We lucked out this time but probably wont renew and opt to pay for things out of our savings in the future.
 
We've been happy with Broward Factory Service. They do all their own work. They are based in Florida but also service most of Texas.
 
I just submitted the complain. We'll see what happens.

I'll take a look at that other company that was suggested as well. Likely though I'll just pay out of pocket from now on.
