hardwood floor refinishing

Well, we pulled up the old carpet in our hallway and guest bedroom today, and discovered the hardwood floors underneath are in decent shape. The hallway floor is pretty stained from years of people tromping up and down with dirty shoes, but the bedroom is great aside from a couple of boards that need to be replaced.

So, here's my question: has anyone refinished a hardwood floor? I know I'll need a drum sander and edge sander, a LOT of polyurethane and a buffer. Is it worth trying to do myself or should I just bite the bullet and fork over the cash for a contractor? And if I decide to go the professional route, what should I expect to pay? It would be for two bedrooms, each about 10x12, and a hallway that's about 3.5' x 15'.
 
We went with a floor refinisher specialist. They use a dustless process, and the results were great. We paid $2000 for 2 bedrooms, a small hallway, and a decent sized living room. The guy even made custom transition thresholds. When finished, our 60-year-old floors looked like new.

For us, it was well worth the expense. If you are in San Antonio, I'll be happy to provide the name of the company.
 
I have done it both way. I did the floors in my first home to save some cash. It was not that hard to do, but the time and patience it takes to do a good job were a pain. I won't even get into the clean up from the dust. In my current house, I had a contractor do the floors. They look awsome. The diffrence is they have experience and make far fewer mistakes than the average do it your selfer. Pricing varys market to market, but expect to pay anywhere from $4 to $10 a sq ft. But that price should include quarter rounds and threasholds.
Best Advice... Shop around, get someone who's work you have seen, and price is very negotiable.
 
No doubt!!! $10/sq ft is definitely for premium new floors...

I'm in Houston and am having this done right now... I'm paying $1.50/sq ft for the refinishing... that is sanding/staining/sealing... I also had a couple areas where we moved some walls and thus had to have the hardwoods repaired.. he charged me $300 for that.... and I'm paying $7.30/sq ft for the new hardwoods in my living room/kitchen where there was plywood and linoleum previously..
we are getting red oak - clear floors as that was what was originally in the house from 1960..
 
$10 was the price I was quoted at Home Depot for everything.Obviously that was way too high.I paid much closer to the $4 a sq ft range, but that did include replacing a few boards, new quarter rounds, new treasholds etc..
Also, the larger the job, the better price per sq ft you will get. Like I wrote earlier price varies market to market and contractor to contractor.
I just had kitchen redone, and one contractor was well over double the cost of highest bid. I asked her why, and she said "That's what it looks like you could afford". Obviously, I went with another contractor
