Me and another agent went downtown to check out some of the loft communities that have recently gone up, and some of them were pretty impressive. Expensive, but impressive. Austin has so little to choose from downtown that I bet they will do well, though.
 
It's nice to see the number of downtown residential units rising, as an owner of downtown loft, I hope people move in to them!

I bought at the Plaza Lofts 2 1/2 years ago and I'm glad the number of nice choices has more than doubled since I moved in.

My wife & I would both love to live in a condo downtown, were it not for 4 kids.

We're lucky to live only a couple of miles away.
 
I'm with you Jimmy, I think living downtown would be great, but three kids 2 and under sort of kill that plan. Oh well, it's not too far to get downtown from Far West.
 
Y'all are right--these places were more for the "Let's go party on 4th" crowd than people with children. I think they will be a big hit with people who move here from either the NE or the West Coast who are already paying high rents where they are.
 
The smallest one we saw yesterday was about 700 s.f. and leased for $1300 a month. They had a pretty generous rebate plan, but that's still pretty steep. They can be had for around $1100 at other places, but a little smaller and with no rebates.
 
what are they selling for? I've seen some very pricey ones in Houston, I wonder how big that market would be in Austin
 
You can get a loft at the Brown Building for less than $300,000. Its nice, but doesn't have the finish that some of the new one do.

If you think the existing condos are pricey, you should of seen the Four Season proposed prices. There will be a slightly more affordable project coming online in the SE part of the CBD.

I think you could safely say that the lofts have been doing pretty well! Not my cup of tea, though.
 
Values have held up pretty well so far but there's a lot of new stuff going up, both apt and condo. It'll be 5 years in my current condo this Feb.
