Daily realtor question-building a house

Looking to build a house in Allen. Do I need and/or should I use a realtor? We've found a few developments we are interested in. I guess the realtor might be helpful in negotiating the price/concessions on the new home.

Thoughts?

Look for a spec home already built and sitting on the ground empty. Make them a ridiculously low price. My brother bought a spec in Frisco last year, they offered 40k less than what the builder was asking and they took it!
