Bow hunting lease question

So I have 200 acres that I own 1/3 of near Eagle Lake/Columbus. My dad had been leasing it for general hunting at $350 a gun including deer,hog hunting and dove hunting. We were talking and he said we could get about $1,000 a gun for duck/goose hunting since it's right in the hub. With our farm subsidy, we have to have the place plowed up each yr and planting 30-40 acres in rye grass wouldn't be an issue to have the hunters knee deep in geese. There are 3 tanks that we have duck hunted in the past. So I had the idea of having a bow season only deer lease for a couple of reasons. For one, that side of the Colorado county doesn't issue doe tags for rifle season and we need to thin out some does which are plentiful. Additionally, the rut runs early in that area and the buck hunting is always best in October. We have gotten at least one 17-18 inch buck off the place each of the last 5 yrs. The plan is to basically go to a duck/ goose/dove lease with 4-5 hunters and a bow season only lease with 4-5 hunters so that there's not much overlap and reserve the rifle hunting for the family. Considering how close it is to Houston ( 1 hr) and the chance of getting a nice buck is there, what would be a reasonable price to ask for a bow season only deer lease? Colorado county allows one buck and two does-- bucks must be either spikes or over 13 inches inside spread.
