Best neighborhoods in Austin?

I'm possibly moving back to Austin and was wondering what people's opinions are regarding the different neighborhoods in and around Austin. I want to buy a house if I come back. It's been five years since I lived there, and I know a lot of development has occurred since I left.

Price range - up to $350000

Square feet - around 3000 sounds good (I live in a 1200 sq ft condo in SF so 3000 sounds overwhelming)

No kids yet...but part of the reason we are moving is to be closer to family so we can start having kids

Yes I'm married...wouldn't want the kids otherwise

Scenery/trails/views are all great if possible, not required though

You might find something in Circle C that meets your needs. It's close to a veloway, the wildflower research institute, etc.

Any of the established older neighborhoods nearer the city center will run you at least $500K for a house that large, and probably more.

Also, I like the Great Hills area (NW Austin fairly close to the Arboretum) for newer houses with your size/price range and cool views. Also in RRISD if youre looking for a good public school district.
 
Think about where you are going to work, and then look at neighborhoods while vizualizing the commute.

If I was looking for a 3000 sf house in that price range, I would look in the Northwest Hills area. Older homes, and a few bargains to be had if you look. Plus, it's convenient as hell to downtown or to the 360 corridor.

I live in Allandale right now -- more like a 2000 sf neighborhood, but more affordable as well. Right across Mopac from NW Hills, and we love it, both because of the family atmosphere and b/c of the convenient location. We could have gotten more house farther out, but I'd be trading a few commuting hours a week of time with my family for that extra stuff. I'd rather have the time with my family.
 
I'm in NW Hills, and we paid around 250 for a 4/3 2400 sq ft place this fall. It's on Greystone, so the price was discounted a little for the busy street. I work downtown, and even in the middle of rush hour, my commute is no more than 20 minutes. This is about as far from the center of town that I would consider living, but that's just me.
 
Instead of driving all the way down to Circle C, you can also look at Travis Country. It is at SouthWest Parkway/Mopac, so you do not have to deal with the south mopac traffic. Houses over here ran around $105-$125 per square foot. The development backs up to the Barton Creek greenbelt, which is nice for hiking, biking and taking the dogs for a run...

you can definitely find some deals in the NW Hills area. Great established neighborhood with character.

Circle C is a good call if you want to be near outdoors stuff (and they are nice homes). However, the commute is horrible due to the bottlekneck on S Mopac. Unbearable.

I live in N Austin in the Ridge at Scofield Farms. Area is about 2 years old. My wife works at Dell and I travel for work, so location is perfect. With that said, I would move closer to Central Austin in a second (an option within 2 years). We're in the suburbs with the other houses that look like ours. We do have 2500 sq ft going for the two of us, which is nice.
 
I have a good buddy who has been a broker in Austin for 25 years, and he specializes in the NWHills/West Austin part of town. PM me if you would like to talk to him about what the market in those areas is like. That's where I want to be when I buy a home.

Shady Hollow area is nice (newer subdivisions down on Brodie lane).
They are building some NICE houses and the school districts are pretty good (Bailey Middle school and Bowie High School).
 
I will also weigh in for NW Hills. I've lived there for 5 years and couldn't be happier. It is perfectly situated between MoPac, 360 and 183. Schools are very good (Doss, Murchison & Anderson) and the house price/size is running about $130-150/sq. ft. Most homes out there are between 2000 and 3000 sq. ft.
 
I bought my house in Barton Hills in 1988. I wouldn't trade it for any other spot in town. Most of the houses in my neighborhood were built in the mid to late 70s and run from 2000-3500 square feet and range in price from around $225,000-$400,000.

As an extra added bonus, its close to the Broken Spoke, Zilker Park, great Mexican food, South Congress, 6th Street and wonderful neighborhoods that aren't all the dam same.

Takes me no more than 15 minutes to get anywhere in between Ben White and 45th Street even during rush hour. The UT Campus is a piece of cake for football, baseball, and basketball. Life is great. 78704 is the zip code of choice, no doubt about it.
