Be on guard that EVERYONE supposedly knows a GREAT realtor. For a listing agent, you wouldn't want the same person in every part of town. Usually there is a brand X in each neighborhood, maybe two or three. They know the exact prices in that neighborhood and the story behind the scenes on each block and for each prior sale. I think you want someone networked right there in that neighborhood, not some superstar from across town, but that's just me.

For houses in certain price ranges, the staging of the house is extremely critical. After having had a house professionally staged, with attention to every detail, it makes me laugh now every time I see houses supposedly staged to sell. They look absurd. Get someone you trust enough to tell you to get your ugly stuff and your personal stuff the heck out of the house. Looking right and being priced right on the first day is like catching a wave for surfing. Miss one of those, and the wave is gone.
