Any builders/realtors on the site -- advice needed

I have a house in Austin (N of the old airport, E of IH35) that has had a serious fire and is a total loss. We are trying to decide whether to a) demo the fire-damaged house and sell the land or b) try to sell the property as is to someone who will either build using the existing structure or do the demo themselves.

Questions --

Would a builder be interested in purchasing the home? I was thinking they might because they can demo for far less cost than I can, and could get a good deal on the land. They also might be able to use the current zoning and grandfathered codes, rather than dealing with new if they were building a brand new structure.

If builders may be interested, how do I find them?

Any advice greatly appreciated.

Grandfathered codes? Not in these parts. You can leave old stuff in place and not be forced to bring it up to code, but anything that you modify must be done to current code.

Chances are, the house has some functional obsolescence anyway that would need to be changed, so keeping the old footprint may not make sense anyway.
