Ag Exemptions

Our next door neighbor just put in 2 horses on his lot that adjoins our 0.75 acre lot where we live, out near Dripping Springs. I've heard that WE can apply for an ag exemption if we put a gate on the fence leading to their pasture. Is this true? Anyone have any info on ag exemptions?

I am just spitballing, but you first have to actually let the horses graze on your property and it takes a while to establish your exemption. Like a couple of years. Simply installing a gate won't cut it. I would think the appraisal district for Dripping Springs would be pretty savvy and would snear at you. I'm also of the notion that the area surrounding your house won't qualify anyway. The ag exemption on our ranch does not extend to the area around our house, that has a fence with oodles of gates, since we routinely exclude the livestock from grazing in our "yard."
 
I'd be surprised if that were true, but hey, give the county extension agent a call, ya never know....
 
Google "hays county appraisal agricultural" and you will see that it will take you five years minimum and you have to devote your yard "Principally" to agricultual purposes to the extent acceptable in the area. land within city limits may not qualify. In other words, forget about it.
 
Horses don't qualify in Hays County in smaller "ranchettes".
Everyone runs goats. My neighbor had 3, until they escap-ed and started butting his neighbors' kids.
 
Just be careful about it.

You get an exemption, take it.

However, if you should ever LOSE that exepmtion, you may be responsible for unpaid back taxes for the preceding five years, I beleive.

That would suck.
