360 Condos sales process

So... I found myself at a sales appt. for the 360 Condos Saturday afternoon. What began as me doing a favor for my brother and sister-in-law ("we just want you to look at the quality of the buildout and the finishes...") turned into me acting with power of attorney to sign a contract for them.

They just started the pre-sale appointments on that day. Well, the whole process was really... annoying. First, they won't give you any pricing info over phone; then, when you get to the appt., there's no privacy with your sales rep. Everything's out in the open. We needed to conference my brother and his wife in and there was no place to do it.

I understand that it's a sales tactic--creating this sense of frenzy and public interest; I get that. But they were woefully understaffed. After the decision to go forward and sign a contract, we had to wait almost an hour for someone to meet with us.

All that aside, I think the building will be great. The finishes are really nice--hardwoods, granite, berber. The location is awesome, especially with all the planned projects in the next 3-5 years.

I would personally never make a purchase like this so it was all very interesting.
 
I'm going with my parents to look at some of these places this weekend. What was the price range for the 360 if you don't mind?
 
No problem, Voodoo. As a matter of public service, I'd be glad to share the info. It's really irritating that they won't provide the pricing information!

I only have info for the floor plans that my brother was interested in. You can see the floor plans on the 360 Condos website. Just bypass the intro to access the link.

*NOTE: these prices were quoted on Saturday; some prices have already increased. For example, the B6 floor plan on the lowest availalble floor (18th) is already up to 523K as of yesterday.

B7: 595K
B4A: 471K
B2: 474K, starting on 17th floor; add $2000 each floor up (this will apply to the other floor plans as well)
B4: 448K, starting on the 13th floor
B6: 502K, starting on the 18th floor
B5A: 470K
B5: 441-465K

Monthly HOA is estimated to be $.33/sf, so about $400 for a 1200 sf. 2BR-2BA. HOA includes all maintenance outside the four walls of your home, 24-hr. concierge service and security, 24-hr. fitness center and pool, use of clubhouse. Residents are allotted one parking space per bedroom (inclusive of purchase price). Oh, and don't forget 2.7% for property taxes!

The one-bedroom plans start in the mid 300's. Make sure you have an appointment if you're going this weekend. I saw them--politely but firmly--turn away walk-in after walk-in.

Do you know how many parking spaces you get?

Can you buy extra parking spaces? If so, how much are they?

I have a friend who lives in the Nokonah (The one Mack, Augie, Ann Richards, etc... live(d) in.)

There was a guest parking garage that we could park in but I don't know if there were any strict rules about it.
